Enhanced safety for home buyers

One property registered to more than one name is a worrying concern, one which leads to prolonged legal battles and financial losses. This is a challenge faced by both home buyers and builders. The Central Government in its move to enhance digitization, is working at including property registration through the digital option, something reflected in the draft, "The Registration Bill 2025”.

In this scenario, where digitisation of property sale documents is being promoted by authorities, integrating the Inspector General of Registration (IGR) website with the MahaRERA portal would be ideal to prevent duplicate property registrations in Maharashtra.

This will create a transparent and streamlined system, protecting developers and homebuyers from fraudulent activities.

Duplicate property registrations lead to prolonged legal battles and financial losses. Home buyers often discover that they are in a challenging situation only after making payments, resulting in emotional trauma and financial distress.

The proposed real-time integration between IGR and MahaRERA will ensure validation of ownership, title status, and project approvals before finalizing transactions. This integration would help prevent fraudulent registrations and effectively, provide a secure platform for buyers and sellers.

While this proposal aligns with the Centre's efforts to digitize property registration through the draft "The Registration Bill 2025", experts point out that the Bill lacks specific provisions to prevent duplicate registrations. This where the need for state-level mechanisms can resolve the issue.

The proposal suggests state-level integration of platforms like IGR and MahaRERA, which currently operate independently. This integration would enable real-time validation, by reducing the risk of duplicate registrations and providing a safer environment for property transactions.

Hopefully, authorities will take up this proposal and enhance safety for home buyers in Thane and across Maharashtra.
