‘PMAY-U 2.0 helps make that dream home a reality’

If you’ve been living in a rented house for years, dreaming of owning a home of your own— this could be your moment. The Pradhan Mantri Awas Yojana – Urban 2.0 (PMAY-U 2.0) Interest Subsidy Scheme (ISS) is designed to make that dream a reality by helping urban families move confidently from rent to ownership.


What is PMAY-U 2.0 ISS?

Launched by the Government of India, this scheme provides interest subsidy on home loans to first-time buyers from Economically Weaker Section (EWS), Low Income Group (LIG), and Middle Income Group (MIG). The goal is simple—make urban housing more affordable.

You are eligible if:
  • You don’t already own a pucca house in India.
  • You haven’t received benefits under any government housing scheme in the last 20 years.
  • The house is registered in the name of a female family member or jointly with the spouse (with certain exceptions).

What is the benefit?

The scheme offers a 4.0% interest subsidy on the first ₹8 lakh of your home loan. The subsidy is applicable for a maximum tenure of 12 years.

This translates to a real saving of around ₹1.8 lakh, released in 5 yearly installments helping reduce your EMIs significantly.
